Summary: A new client group comprising two companies – Union Street Properties and Union Street Investments.
One company owning the ground and basement floor premises with the other company owning the upper floor premises.
The commission from reviewing the original proposals to researching the existing building, to writing the brief, to detail design, to construction and occupation.
The project was introduced to us as a Grade A Listed Building of international repute by Alexander “Greek” Thomson. Given the building’s poor condition it was included in the Buildings at Risk Register. It was also the subject of proposals to substantially alter and repair – for which a contract was about to be signed.
As a result of our observations that proposed contract was abandoned. Thereafter fresh design and development proposals were prepared by us. The clients in conjunction with the Local Authority also undertook lengthy legal proceedings to consolidate ownership of the building into two parties to help progress repair and redevelopment works.
We have worked extensively with the client in establishing detailed design proposals which address the building’s repair requirements while creating alterations and extension proposals to enable a viable and sustainable future hotel use.
This work has also involved ourselves and the clients in extensive detailed discussions with the Local Authority and Historic Scotland.
The project is currently the subject of applications for Planning Permission and Listed Building Consent. Those proposals in addition to repairing the building will also involve the formation of an hotel on the upper floors plus commercial restaurant / bar facilities at ground and basement floor levels.
